We talk about that on our first call. Your list price, marketing plan, and timing are all chosen with realistic outcomes in mind — not best-case fantasies. If conditions change, we adjust strategy together rather than pretend nothing is happening.

Are there upfront costs to list with you?

For most homes, no. The standard prep, photo, and listing costs come out of the commission at closing. If your specific situation needs heavier prep, staging, or paid ads, we discuss it openly and you approve every cost before anything happens.

What happens if I'm not happy with how it's going?

You can cancel the listing. You only cover any pre-approved hard marketing costs already spent. No sale = no commission. You stay in control the entire time.

How do you decide on a list price?

We look at recent comparable sales, current active listings, days-on-market, and the realistic range of buyer behaviour. Then we choose a price designed to attract serious offers — not one that sounds nice but quietly kills momentum.

Are you the only person I can list with?

For the listing period we agree on, yes — that's standard. But the agreement is built so that if you're unhappy, you can step out without being financially trapped. Most clients never need to invoke it.
